This project consisted of seven seven-story cast-in-place tunnel-formed concrete buildings built on a constricted site in Santa Monica, California. Structural Consultants, Inc. was the Engineer-of-Record for the 349 unit apartment complex. The complex includes a clubhouse, exercise room and retail amenities on the first level.
Tunnel-formed concrete provided a unique solution to this challenging project. The tunnel formed concrete system utilizing concrete strengths up to 8,500 psi, provided an efficient seismic load resisting system, and allowed for improved scheduling opportunities. The tunnel-form system creates bearing wall and floor slab sections in single pours. With supplemental heating forms are cycled daily instead of weekly, promoting multiple pours in the same time frame as conventional formed and cast-in-place concrete systems. The relatively thin floor slabs and walls enable optimizing site plan space and height restrictions. The smooth form finished slab soffits are used as ceilings with minimal finish requirements in many rooms. Exterior walls were framed with conventional cold-formed steel stud framing designed by SCI.
